Main Usage

A Building Warrant of Fitness is a statement supplied by a building owner (or their agent) confirming that the requirements of their building's Compliance Schedule have been met during the previous 12 months. A Building Warrant of Fitness must be renewed annually before the expiry date. Failure to do so becomes a breach of the Building Act 2004. In order to renew a Building Warrant of Fitness a team consisting of Independent Qualified Persons (IQPs) are required to inspect, maintain and report on the various specified systems within the building. Air-Rite Ltd has IQPs who carry out these inspections on your HVAC services. We can provide different levels of building compliance services ranging from providing an annual IQP inspection only, through to managing quarterly maintenance visits to insure your air conditioning and ventilation services are operating to the upmost potential and then issuing the 12A corticate. From there the building owner or acting agent can apply for the building warrent of fitness with the NPDC.

Clause

Clause G4 of the New Zealand Building Code states that the specified system - Mechanical Ventilation and Air Conditioning is required to be maintained to a standard as part of the BWOF regime. At Air-Rite Ltd New Zealand, we feel that we provide an excellent service to our customers, well above the required level, with positive recommendation for rectification on all faults and non-compliance issues found during a visit. In general, we attempt to provide a comprehensive customer service package for all our clients. Annually, our maintenance regimes are reviewed and updated. Results of fire damper tests and safety inspections are checked against compliance schedules to ensure that our customers always receive the most up-to-date information in the feedback report. Our registered IQP assessor will issue a 12A certificate only to appropriately compliant buildings/tenancies.
